Glassworks Logistics Park: From industrial heritage to future-ready logistics

Glassworks Logistics Park in Tiel is a strong example of how former industrial land can be transformed into a sustainable and future-oriented logistics environment. What was once home to the Maarsglas glass factory has evolved into a multimodal logistics hub where innovation, connectivity, and sustainability come together.

Through large-scale brownfield redevelopment, build-to-suit expertise, and a long-term vision for growth, Montea transformed the site into one of the Netherlands’ most forward-looking logistics parks.

From Maarsglas to Glassworks Logistics Park

Since 1975, the Maarsglas site in Tiel was a well-known part of the region’s industrial identity. Originally developed for glass production, the site played an important role in the Dutch manufacturing industry and remained an active industrial location for many years.

When industrial activities came to an end, the opportunity emerged to completely rethink the future of the area. Montea transformed the former brownfield into Glassworks Logistics Park, a future-oriented logistics hub where industrial heritage, multimodal connectivity, and sustainable development come together.

Build-to-suit logistics designed for long-term growth

Montea redeveloped the former Maarsglas site into a modern logistics ecosystem tailored to the needs of future-focused tenants. Located alongside the Amsterdam-Rhine Canal and close to the A15 and A2 motorways, the site combines strong multimodal connectivity with long-term logistics potential.

Each development balances operational efficiency, scalability, and ambitious sustainability standards. Milestones include:

  • A dedicated recycling facility completed in 2021
  • Tiel North, Montea’s largest Dutch logistics development to date
  • Additional logistics developments at Tiel Central and Tiel South

The site integrates renewable energy generation, energy-efficient buildings, biodiversity measures, and smart mobility infrastructure to support future-ready and sustainable logistics operations.

Glassworks Logistics Park already stands today as a modern and future-ready logistics environment. At the same time, the long-term vision for the site looks far beyond current operations. The future masterplan illustrates how the former Maarsglas location can continue evolving towards 2055 through the integration of sustainable energy solutions, green infrastructure, smart mobility, and additional logistics development.

From Petroleum-Zuid to opportunity

For decades, the Petroleum-Zuid area in Antwerp served as a strategic storage hub for petroleum products. Industrial use, combined with environmental damage and abandonment, left the site heavily contaminated and largely unused by the late 20th century. 

The challenge was not only to remediate the land, but to rethink its purpose entirely, reconnecting it with the city, the port, and future economic activity.

A strategic urban logistics location

Located just minutes from the heart of Antwerp and directly connected to the port and inland waterways, Blue Gate Antwerp offers a unique logistics position within an urban context. 

Its accessibility by water, road, and proximity to key transport corridors makes it an ideal location for last-mile logistics, distribution, and clean-tech activities — all while limiting environmental impact.

Build-to-suit logistics with sustainability at the core

Montea played a key role in developing tailor-made logistics facilities at Blue Gate Antwerp. Each project was designed in close collaboration with tenants, balancing operational efficiency with strict sustainability requirements. 

Milestones include: 

  • The DHL Delivery Centre, completed in 2021
  • Belgium’s first Amazon Logistics delivery centre, delivered in 2022
  • A multi-tenant sustainable logistics hub delivered in 2024 

All developments are BREEAM Excellent certified and go beyond energy neutrality, producing more renewable energy than they consume.

Concrete sustainability measures, not promises

Sustainability at Blue Gate Antwerp is embedded at every level of the project: 

  • Full soil remediation of the former brownfield
  • Extensive use of solar panels and skylights
  • Airtight loading docks and energy-efficient insulation
  • Cross Laminated Timber (CLT) to accelerate construction and reduce CO₂ impact
  • Green facades, biodiversity zones, and water management solutions 

The result is an energy-positive logistics environment that actively contributes to air quality, biodiversity, and climate resilience.
