Leading the way in sustainable logistics real estate

Logistics real estate is vital in just about every sense.

Essential to trade and e‑commerce, it provides the crucial infrastructure that underpins the efficient global movement of goods. Without warehousing and logistics, there is no open economy.

At Montea we are proud to sustainably create spaces that allow logistics and therefore our economy, to flourish.

We are not about quick wins, but about creating long-term value. As a result, sustainability is woven into everything we do for our clients. We build state-of-the-art warehouses fit for the future.

How do we do that?

We revitalize polluted industrial sites and transform them into strategically located, future-proofed logistics hubs that enable seamless multimodal transportation and efficient last mile delivery solutions. We not only focus on developing green warehouses, we ensure that our facilities are designed sustainably and with the entire lifecycle in mind.

It all starts with ensuring the right design and the right building materials:

  • Our roofs are covered with long-lasting EPDM to enhance durability and energy efficiency
  • Our specially designed loading docks ensure airtight efficiency, while protective measures are applied to doors and other vulnerable elements to extend their lifespan.
  • We create pleasant working environments by optimizing the use of natural daylight and installing efficient heating, ventilation and lighting systems.
  • We equip outdoor spaces with bike sheds and e‑bike charging points.
  • We make eco-friendly design a priority by incorporating water permeable surfaces and lush green spaces.
  • We create zero emissions buildings via sustainable means.
  • We don't use gas.
  • We equip our buildings with solar panels that not only meet our daily electricity needs, but also power our heat pumps.
  • This solar energy also charges electric trucks and cars, and warms the water in the sprinkler tanks used to heat our buildings.

Wherever possible, we opt for timbering office construction:

  • Carbon Storage: The wood we use comes from cultivated trees that absorb CO2, which remains locked in the timber even after harvesting.
  • Circular Construction: Wood is a circular element, meaning it can be reused multiple times — minimizing waste and maximizing sustainability.
  • Lower Emissions: Unlike concrete production, CLT significantly reduces CO2 emissions, helping us lower our carbon footprint.
  • Minimal Ecological Footprint: Our CLT is sourced from Europe, ensuring we support local economies while keeping our ecological impact small.
  • Reforestation: For every tree harvested, new ones are planted to ensure a continuous cycle of environmental responsibility.

Some of the challenges we see on the horizon for the future include higher energy demands brought about by the rise in e-mobility and grid congestion.

Montea is ready to face these challenges thanks to its large battery energy storage systems which will allow Montea buildings to be self-sufficient, and allow operations to remain unaffected by any future grid congestion.

But that’s not all, we go further, way further.

  • Rainwater collected at our properties is used for outdoor taps, toilet flushing, sprinkler systems and for watering green spaces.
  • We integrate innovative smart technology to monitor energy efficiency and water consumption
  • Sensors are used to predict the amount of artificial lighting a building needs each day.
  • We monitor air quality to anticipate and get ahead of any potential future maintenance requirements.

By doing all this, both Montea and our clients are ready for the future.
